Ghaziabad: The real estate regulator will now accept only written complaints after it found that homebuyers were altering their original grievances after final orders were delivered by the UP-Rera bench, leading to undue delay in disposing of cases.
Under Section 31 of the Real Estate (Regulation and Development) Act, 2016, which allows aggrieved buyers, real estate agents and builders to file complaints with the Authority, a standard format for written complainants, describing the relief sought before the bench, has been drawn up.
UP-Rera chairman Sanjay Bhoosreddy said, “We have seen complainants deviate from their original grievances for which relief was sought from the Authority after final orders were issued by Rera’s bench. In such situations, the real estate regulator has to revisit these cases, leading to unnecessary delays in disposing of complaints.”
To strengthen the judicial process, the Authority will now hear complaints and deliver its final order only after written complaints are submitted.
“The standard format for written submissions prepared under the UP Rera Act will require complainants to provide a brief and precise description of the case for which relief was sought,” Bhoosreddy added.
The format also makes it a must for a complainant to submit complete property details, agreement for sale and payments made to the promoter, besides the complaint for which relief was sought.
The regulatory authority will introduce a similar format for promoters to ensure harmony between aggrieved parties.
